Buda: the next stop up I-35
Buda, pronounced BYOO-duh, sits between Kyle and Austin along I-35 in Hays County, and it has grown quickly alongside its neighbor to the south. The 2020 census counted around 15,000 residents, and large master-planned developments such as Sunfield have put thousands of new homes on land that was ranch and farmland a generation ago. For us, that means short drives and a lot of newer houses that are starting to want more space.
Newer construction creates its own kind of work. Families who bought a builder floor plan a few years ago now want the garage turned into a playroom or office, a closed-off dining room opened to the kitchen, or builder-grade cabinets and flooring updated. Those projects need new drywall, framing changes and finishes that blend with a house that still has its original texture and paint.
Buda also has an older core around Main Street and the original town streets, where houses are older, additions are more varied and walls are less predictable than in a subdivision. Plans there start with opening up and checking what is behind the surface before pricing it.

- Master-planned communities.Developments such as Sunfield have uniform builder finishes, so a match for texture and paint is often easier. Many also have HOAs that review exterior changes.
- Garage conversions need the right board. An attached garage carries fire-separation requirements for the walls and ceiling next to living space, so a conversion has to be planned with building rules in mind.
- Onion Creek and drainage.Onion Creek and its tributaries run through the area, and homes near low ground can see moisture problems in walls and slabs. We look for water history before closing a wall.
- Older homes near downtown. The original streets around Main Street have older, more varied construction. Plan for opening a wall to see its condition before committing to a final price.
- Permits in a fast-growing city.Additions and structural work generally require city permits, and a growing city can mean longer review times. We confirm what applies before starting.
